DoorStopper Protect

The operating layer for owner protection.

DoorStopper Protect is the rent-risk part of the record DoorStopper is building: payment exceptions, documentation, owner updates and provider handoffs in one place, in development. Your team keeps the owner relationship and every local decision; a licensed provider decides any coverage.

01What Protect is

One operating record through the hard moment.

DoorStopper Protect gives your team a consistent way to work each payment exception: the door record, assigned next step, documentation, owner-update draft, provider-ready file when applicable, and re-leasing status all stay together. The operating record is designed to remain with DoorStopper if the underlying provider layer changes over time.

03When rent stops

From the first signal to a closed case.

  1. 01

    Set up the record

Your team brings the portfolio and payment data. Where a provider program applies, enrollment follows that provider’s written rules before a loss.

  2. 02

    Open the exception

A missed or returned payment opens a record with an assigned person and a due date.

  3. 03

    Document the case

Required records gather in one file. Provider requirements are checked where a program applies.

  4. 04

    Prepare the handoff

For an enrolled, eligible case, DoorStopper prepares the provider-ready file. The provider makes its own decision.

  5. 05

    Update the owner

Your team approves updates in its name, whether the case stays in-house or moves to provider review.

  6. 06

Link a turn, if there is one

If the unit turns, the turn continues on a linked record. Most missed payments never end in a turn; ordinary turns have their own workflow.

04Worked example

A payment that looks resolved, then isn't.

05Owner experience

Your relationship, backed by a clear record.

01

Owner communication

Your team approves every update or template sent in its name. Owners see the case status and next step from their property manager.

02

Provider handoff

Where applicable, the provider receives a file prepared against its requirements. DoorStopper tracks the handoff and status.

03

Tenant transitions

If the unit turns, the turn runs on its own record, linked to the exception. Turns without a missed payment use the same workflow: see doorstopper.io/tenant-transitions.

04

Portfolio reporting

A monthly portfolio report rolls every case, enrolled or not, into one view for the property manager.

06Who does what

Three roles. Nothing blurred.

01

Your team

Tenant contact, notices, and payment plans · Leasing decisions and re-leasing · Owner relationship and approval of every update sent in your name

02

DoorStopper

Workflow configuration and the exception record · Documentation checklists and gap surfacing · Provider file preparation and handoff · Owner-update drafts and monthly portfolio reporting

03

The provider

Eligibility, terms, and pricing · Every coverage decision · Its own claim process and its own written rules

07Underlying protection

The provider carries the financial risk.

Where financial protection is included, it is provided under the applicable terms of a licensed provider. DoorStopper operates the workflow; it does not underwrite or decide claims. The provider controls eligibility, underwriting, terms, price, exclusions, limits, and coverage and payment decisions.

08Provider-specific availability

Program details are confirmed before enrollment.

No provider-backed program is approved for public offer today. The operating workflow can be discussed and scoped now; financial protection is added only after a licensed provider approves a program in writing for the relevant state and property type. Availability, eligibility, terms, and required attribution are confirmed before enrollment.

09Operating boundary

Decisions stay with the right party.

01

Decide eligibility or terms

DoorStopper prices its own Protect service, published at doorstopper.io/pricing. Eligibility, the protection terms, and every benefit decision come from the named licensed provider, in writing.

02

Provider claim decisions

The provider decides. DoorStopper prepares the file and carries the status.

03

No unsupported coverage claims

A reversed payment, an existing lease, or a state is never represented as covered before the provider confirms it in writing.

04

Enrollment before a loss

Enrollment happens before a loss, under the provider’s written rules, not after.
