  1. Aug 30 — Notice — Portfolio Manager: A notice to vacate is recorded. The turn opens with a person assigned and a date for each next step.
  2. Aug 31 — Owner told — DoorStopper, then Leasing Manager: DoorStopper drafts the update from the record. D. Okafor approves it and sends it to the property owner.
  3. Sep 5 — Listing — Leasing Manager: DoorStopper prepares a listing draft from the unit record and the last approved listing. One line is held before publishing because it may signal a preference against families with children. D. Okafor rewrites it, approves the draft and publishes it.
  4. Sep 13 — Tours — Leasing Manager: Inquiries and tours are logged against the turn, so anyone can see how long the unit has spent in each step.
  5. Sep 14 — Decision — Leasing Manager: One application is reviewed against the posted criteria. The decision is your team’s, and the record names the person who made it.
  6. Sep 15 — Owner told — DoorStopper, then Leasing Manager: The property owner hears the outcome from the property manager, drafted from the record, approved and sent by D. Okafor.
  7. Sep 16 — Lease — Portfolio Manager: The signed lease is recorded. The unit is leased before move-out, and move-in is on the schedule.

  1. Sep 6 — Opened — DoorStopper: The Sep 6 PMS export shows rent not received after the grace period. The exception opens, assigned to M. Alvarez with a due date.
  2. Sep 7 — Notice — Portfolio Manager: Your team serves the notice to pay. The record asks for proof of service, so the file is complete before anyone needs it.
  3. Sep 9 — Plan — Portfolio Manager: The tenant is reached on the second attempt, and a payment plan is proposed in writing.
  4. Sep 10 — Owner told — DoorStopper, then Portfolio Manager: DoorStopper drafts the owner update from the record. M. Alvarez approves it and sends it.
  5. Sep 15 — Default — Portfolio Manager: The first installment is not received. The plan is recorded in default, and the property owner is told the same day.
  6. Sep 16 — Handoff — Portfolio Manager, then DoorStopper: Documentation is complete, 6 of 6. M. Alvarez approves the handoff, DoorStopper submits the enrolled case to the provider under written authorization, and the owner hears it is with the provider.
  7. Sep 18 — With provider — Licensed provider: The licensed provider reviews the file under its own terms. DoorStopper records its decision as issued and does not characterize it.

Your team serves notices and agrees payment plans. DoorStopper does not underwrite coverage or decide claims; where a protection program applies, a licensed provider decides eligibility and every benefit. A case that is not enrolled stays on the record with your team.

Will AI send anything without us?

No. DoorStopper is designed to prepare drafts; a named person on your team approves every message and listing before it is sent or published.

Who carries leasing and fair-housing responsibility?

Your licensed team, as today. DoorStopper is designed to hold risky listing language for review and record who approved what; it does not perform leasing acts or decide applications.

Which workflow do we start with?

The one that costs you most today. For some companies that is the turn from notice to signed lease; for others it is missed payments and DoorStopper Protect. The review recommends one.
